Property Management & Real Estate

Most property management companies run on a stack of tools that almost fit: one for rent, one for maintenance, one for owner statements, and a spreadsheet holding it all together. That works until the portfolio grows. We build custom property management software around your actual operation: tenant and owner portals with the right access for each, maintenance requests that route to the right crew with photos attached, rent processing, and reporting your owners can read without a phone call. We built for Pro X Property Management, and we integrate with the accounting systems you already trust rather than asking you to migrate. If off-the-shelf software keeps almost working, a Discovery will tell you exactly what a system built around your workflows would cost, line by line, before you spend a dollar on development.

Solutions

How we improve your project

Legacy Property System Modernization

Property software that grew up before the portfolio did, rebuilt in stages with the data intact and the accounting untouched.

HOA & Community Management Systems

Dues, requests, violations, votes, and records in one system with resident portals and board reporting that ends the spreadsheet era.

MLS & Listing Integrations

Listings synchronized from MLS and IDX feeds into your platform, searchable and current, with the data hygiene feeds never guarantee.

Leasing & Application Workflows

Applications, screening, approvals, and signatures in one flow that fills units faster and documents every decision.

Owner & Portfolio Reporting Dashboards

Occupancy, NOI, maintenance spend, and delinquency in dashboards owners read without calling you.

Rent Processing & Accounting Sync

Collections, late fees, and reconciliation that flow into the accounting system you already trust. No double entry, no month-end mysteries.

Maintenance Request & Work Order Systems

Requests routed to the right vendor with photos attached, tracked to completion, and reported to owners without a phone call.

Tenant & Owner Portals

Rent, requests, documents, and statements in portals scoped to each role. Tenants see their unit; owners see their money.

Industry Segments

We build dozens of projects each year. Here are a few of our latest and favorites!

Real Estate Investors & REITs

Investment operations scatter across spreadsheets fast: acquisitions in one, performance in another, investor updates assembled by hand each quarter. We build portfolio dashboards, deal and document management, and investor reporting connected to the accounting and property systems where the numbers really live.

HOAs & Community Associations

Associations run real operations on volunteer time: dues and delinquencies, maintenance and violations, votes and records that have to hold up later. We build community management systems with resident portals, request tracking, and board reporting, integrated with the accounting your association already uses.

Proptech Startups

Proptech founders need product speed and integration depth at the same time: MLS data, payments, property systems, and users who expect consumer polish. We take proptech products from prototype to production, including rescuing AI-built prototypes that broke at real scale. Discovery scopes the build honestly before you commit.

Real Estate Services

Real estate services firms, from brokerages to title and inspection, run deals through email threads and duct-taped tools. We build transaction workflows, client portals, and back-office systems that keep every party synchronized, so the deal's status lives in one place and closings stop depending on memory.

Property Management Companies

Third-party property managers win on operational efficiency, and generic software caps it. We build PM platforms around your service model: tenant and owner portals with the right access for each, maintenance routing with photos attached, and rent processing that reconciles itself. Built for Pro X Property Management, priced by Discovery first.

Commercial Property

Commercial property runs on complexity residential tools can't hold: layered leases, CAM reconciliation, tenant improvement tracking, and reporting owners actually read. We build systems shaped to those realities, integrated with your accounting, so the portfolio's truth lives in software instead of in one analyst's workbook.

Multifamily Operators

Multifamily portfolios outgrow tool stacks fast: one system for rent, another for maintenance, spreadsheets for everything else. We build unified operations software around your actual workflows, so leasing, work orders, and owner reporting live in one place and scale with the portfolio instead of against it.

Frequently asked questions

How long does a software rescue take?
The review phase is quick: our Discovery runs 2 to 3 weeks, with kickoff 7 to 10 business days after signing, and anything actively bleeding (crashes, data loss, exposed credentials) gets stabilized first once work begins. The modernization itself depends on how much of the system needs replacing, which is exactly what the review prices out phase by phase. Be wary of anyone promising a full rescue timeline before they've read the code, since the honest answer starts with what the review finds.
What happens in a code review of an existing product?
With read-only access to your repositories, we map the architecture, data model, test coverage, security posture, and deployment process, then report what's solid, what's fragile, and what's dangerous in plain language with a phased, line-item plan. Nothing gets changed during the review, so there's no risk to the running product. It's worth insisting on this step with any partner, because the review is where a rescue quote stops being a guess and becomes a number you can hold someone to.
How much does legacy software modernization cost?
Scoped honestly, it starts small: our $1,199 fixed-price Discovery reviews the existing code and returns line-item pricing, so you know the real number before committing to anything. From there, patch work is priced per fix, incremental modernization spreads cost across phases while the platform keeps running, and a full rebuild lands in the same ranges as new software of similar scope, typically $25k to $75k for a focused MVP-scale product. Budget 15 to 20 percent of build cost per year for maintenance afterward so the platform never needs rescuing again.
Should I patch my software or rebuild it from scratch?
Patch when the architecture is sound and the problems are local, modernize piece by piece when the core works but parts are past their support window, and rebuild only when the foundation itself (data model, test coverage, stack) fights every change. A quick gut check: walk the system and count what you'd keep. Keeping most of it points to a patch, keeping only the data and the lessons points to a rebuild. Ask any partner you're evaluating to show you that keep list before they quote either path.
What is a software rescue?
A software rescue is taking a system you can no longer move forward (a stalled build, an aging platform, a codebase nobody on your team understands) and getting it back under control through a code review, stabilization, and a deliberate plan to patch, modernize, or rebuild. It rarely means throwing everything away. The existing system is the most accurate requirements document you'll ever have, so a good rescue starts by reading it, and any partner who quotes a rescue without reviewing the code first is guessing with your money.
Can the software integrate with the systems we already use?
Yes — custom software's biggest advantage is fitting into your existing stack. We integrate with enterprise systems, payment and accounting tools, and custom APIs as part of the build.
Do you build internal business tools as well as customer-facing products?
Yes — we build both, from operations and automation tools that save internal time to revenue-generating products your customers use. Many clients start with one and expand to the other.
Can you integrate with our existing systems?
Yes — we routinely integrate with platforms like SAP, Shopify, WooCommerce, Oracle NetSuite, QuickBooks, and DocuSign, as well as custom and third-party APIs. Integrations are scoped during planning so there are no surprises mid-build.
